The Home Buying Process

The Home Buying Process can be a very exciting and emotional time. To help you feel like you know where we are during this process, please check my list below.

· Layout with Realtor your wants and needs in a home

· Research homes on market that meet Buyer’s criteria

· Go see homes until you locate the one

· Make an Offer to Purchase the Seller’s property.

· Earnest Money is presented with the Offer to Purchase. ** Earnest Money, a good faith deposit, is payable by personal check, bank check, money order, or cash. This money will be held in a Trust Account and at closing will be applied toward the purchase price of the property.

· Negotiation of Offer between Buyer and Seller

· ALL Parties sign Acceptance of Contract. Once all the terms in the Offer are agreed up and signed by all Parties, the Offer becomes a Contract.

· Make appointments for inspections

· Home Inspection is done.

Buyer’s Realtor orders

· Pest inspection is done.

· Any other needed inspections (i.e. radon, roof) are done.

· Submit repair requests to Seller for agreement.

· Obtain loan approval and loan commitment letter

· Get homeowners Insurance

· Utilities scheduled for turn on and put in Buyer’s name

· Scheduling Closing Attorney appointment

· Get closing amount and notify Buyer

· Obtain bank check or money order for closing

· Schedule and conduct final walk-through

· Meet for Closing
